Two-Floor Office Fit Out and Mezzanine Floor Project for Westrock

This case study walks through a two-floor office fit out and mezzanine floor installation for Westrock, completed by Advanced Commercial Interiors. The project included a 300 sqm office fit-out across two floors, alongside the construction of a 105 sqm mezzanine floor within the warehouse to create additional usable space.

Delivered over an eight-month programme, the project involved a wide scope of works including new office layouts, solid and glazed partitions, branded manifestations, folding walls, suspended ceilings, flooring, furniture, tea points, mechanical services and electrical works. The finished scheme provided Westrock with a modern workplace environment supported by practical warehouse and operational space.

Westrock required a complete workplace solution that could support their expanding business needs and provide a more functional environment for staff, visitors and warehouse operations. The brief developed as the project progressed, with additional requirements incorporated into the existing programme to suit the needs of the growing team.

The project needed to combine a professional two-floor office fit-out with practical warehouse improvements. This included new meeting rooms, open-plan office areas, training rooms, welfare spaces, furniture, reception works and a mezzanine floor designed to maximise the use of the existing building footprint.

The office fit-out was delivered across the ground and first floors, beginning with the design and formation of a new office layout. ACI installed solid and glazed partitioning, walnut veneer doors, branded glass manifestation, acoustic folding walls, suspended ceilings, carpet tiles, safety vinyl and LVT flooring.

Mechanical and electrical services were adapted to suit the new layouts, including air conditioning, ventilation, lighting, emergency lighting, power, data cabling and floor boxes. The project also included new tea points, a reception desk with DDA-approved wheelchair access, a feature wall with acoustic slatwall and preserved moss, plus furniture for the reception, offices, meeting rooms, training room, breakout areas and agile working spaces.

Alongside the office fit-out, ACI constructed a 105 sqm mezzanine floor within the warehouse to increase usable space. The mezzanine was designed with a 4.80 kN/m² loading and included P6 particle board decking, a utility staircase, handrails and associated structural works.

The mezzanine package also included fire-rated fascia and column casings, a 60-minute fire-rated suspended ceiling beneath the structure, drylining, partitioning, doors, skirting, anti-static flooring to the comms room, dedicated air conditioning, fire detection, access control, lighting, power and containment. This helped create a practical mezzanine-supported area for comms and storage while retaining the wider warehouse function.

ACI delivered the project through a coordinated programme of fit-out, furniture, mechanical, electrical and mezzanine works. The scope was managed around an evolving client brief, with additional requirements added as Westrock’s operational and employee needs developed during the project.

A key challenge was completing the works while large machinery was in place within the building. ACI worked closely with the client throughout to maintain a smooth programme, coordinating the office fit-out and warehouse mezzanine works around the live site conditions and wider operational requirements.

The completed project has transformed Westrock’s Hayes site into a modern, flexible and better-connected workplace. The new office areas provide a mix of open-plan workspace, cellular offices, meeting rooms, training areas, breakout spaces, reception facilities and welfare areas, all supported by new furniture, branding, lighting and upgraded building services.

The mezzanine floor has added valuable usable space within the warehouse, helping Westrock make better use of the existing building. Together, the office fit-out and mezzanine works have created a practical, professional and future-ready environment that supports both the office-based team and the wider operational side of the business.
